Six Closed, Three Under Contract: What Loan Officer's Lead System Actually Did for His Pipeline

September 27, 2026•5 min read

Bill has closed six deals and has three more under contract, and he didn't get there by grinding harder on his database.

He got there because the lead system was set up correctly before he ever picked up the phone.

Here's how he put it: "I just wanted to take an opportunity to thank Christian, Deven, and the whole team over at Hova Digital for the lead ad system we have set up. We've closed six deals so far. We got three more under contract."

Nine transactions in motion. One system.

The problem isn't leads. It's the setup.

Most loan officers reading this have already tried paid lead generation. You ran ads. Maybe you bought leads from a portal. Maybe you hired someone who promised volume and delivered phone numbers that went straight to voicemail.

And when it didn't work, the conclusion was the same one everybody reaches: paid leads don't work for loan officers.

That's not what Bill's results say. His results say something more uncomfortable and more useful: paid leads don't work when the system around them is wrong.

Bill was specific about what made the difference. It wasn't the ads by themselves. It was the setup. "They do a great job on helping me get it set up for success. So that's the biggest thing."

That's the biggest thing. Not the creative. Not the budget. The setup.

What "set up for success" actually means

There's a version of lead generation where someone hands you a campaign and walks away. You get a spreadsheet, you get a bill, and you get to figure out the rest.

Then there's the version Bill described, where the system is built around how a loan officer actually works. The ads bring people in. The follow-up runs whether or not you remember to run it. The leads land somewhere you can work them instead of somewhere they can die.

The difference between those two versions isn't cost. It's whether anything closes.

Six deals closed and three under contract is not a fluke number. A fluke is one deal. Nine transactions moving through a pipeline is a system producing repeatable output.

The part Bill was honest about

This is the line most people skip past, and it's the most important thing he said:

"Obviously you still got to do your work as a loan officer, but the system's set up in place and doing a great job."

He didn't claim the system closed the loans. He claimed the system put him in front of people who needed loans, consistently, so his actual skill had something to work on.

That distinction matters, and it's where a lot of loan officers get sold badly. Anyone promising that leads will close themselves is selling you something that doesn't exist. Applications still need to be taken. Calls still need to be made. Objections still need to be handled. Files still need to be worked.

What a good system does is remove the worst part of the job, which isn't the work. It's the not knowing. It's opening your calendar on Monday with nothing in it and having to manufacture opportunity out of referral calls and open house invitations and hope.

Bill isn't doing that anymore. He said he's "looking forward to it. Keep growing."

That's what having a functioning lead system does to your outlook. You stop wondering where the next deal comes from and start asking how many more you can handle.

Why the setup is the hard part

If running lead ads were simply a matter of turning them on, every loan officer in your market would be closing six deals from them.

They're not, and the reason is that the pieces have to fit together. The targeting has to match the borrower you actually want. The offer has to be worth a stranger's phone number. The follow-up has to fire fast enough that you're the first call back, not the fourth. The tracking has to tell you which part is working so you're not guessing with your own money.

Miss one of those and the whole thing underperforms, which is exactly why so many loan officers have tried paid leads once, gotten burned, and sworn off it.

Bill didn't build that himself. He had Christian, Deven, and the Hova Digital team build it around him. Then he did his job.

That's the whole model. You bring the loan officer skill. The system brings the volume.

What this means for you

If you're currently dependent on referral partners for the majority of your business, you already know the exposure. Agents change lenders. Relationships cool. One partner has a slow quarter and your income takes the hit with them.

A lead system doesn't replace those relationships. It means you're no longer at their mercy for whether this month works.

Bill has six closed and three under contract, and he's talking about growing from here rather than hoping the referrals hold up.

That's the difference between a pipeline you own and a pipeline you borrow.
